That is why we take time discussing their requirements in terms of property options, location, travel, amenities, schools and social preferences prior to their arrival in the UK. One of our dedicated relocation team will conduct a detailed needs analysis over the phone with the relocating employee prior to the visit to gain a clear understanding of requirements.

Prior to arriving in the UK the Assignee will have access to our online welcome pack and local area information to start to answer some of the questions about what to expect of life in the UK as well as having the support of their dedicated Relocation Coordinator in Ascot.

On arrival in the UK a member of the TTA team will collect the Assignee and family from their hotel on the day of their viewing. A prepared itinerary of properties will be shown over the course of the viewing days by a TTA property counsellor with deep local area and property market expertise.

It is worth noting that compared with other locations around the world, property in the UK is often perceived as expensive and small in size. We understand this and it is why we spend time managing expectations, this starts on day one. At the same time we recognise the importance of staying within the rental budget and company policies.

Once a property choice has been made we work to represent the best interests of you and your assignees to ensure that the most appropriate favourable terms and requests are achieved in the negotiation of the lease. Ensuring that legal, safety and financial compliance aspects are met by Landlords are paramount for the chosen property. TTA work efficiently and tirelessly to ensure that the property transaction is completed as quickly as possible to enable the Assignee and family to move into their new home, thereby reducing the time required in short term accommodation.

TTA will ensure that the property is ready for occupation with a professional independent inventory check in and establishment of utility accounts. Furthermore we can arrange short /long term rental furniture as required to bridge the gap until shipments arrive. TTA will provide on the ground guidance and support around local custom and practice to ensure that the Assignee settles into their new environment with limited culture shock. Advice on vital aspects such as broadband, mobiles and healthcare etc smooth the transition to a new location.

Education and School Support

Education pathways across the globe will vary greatly and therefore providing clear, succinct support and guidance through the maze of options is vital in supporting an assignee in their decision-making. Sometimes this could make the difference between an Assignee bringing their family on assignment or choosing to leave them at home. Where there are special educational needs TTA will partner with specialists to determine the best solution for the family.

We begin the process with a thorough needs analysis to ensure we understand the parents’ preferences (current schooling circumstances) and the needs of the child – managing expectations are also a key part of this process. We can advise on the international system or local private and public schools, including the most suitable options for their budget and chosen location. It is also worth noting that school places are limited in some locations, with places allocated on a first come, first served basis with Assignees requiring a fixed address before they can actually apply for a place (state school applications).

As part of this service TTA will:

  • Setting Up School Visits – Research and source suitable schools within the preferred areas and set up appointments for an agreed date
  • Accompanied School Visits – Arrange, prepare and plan visits, prepare parents for visits and accompany visits to schools
  • Assistance with Registration – Guide families through the application process, follow up with schools during waiting list period, provide alternative suggestions to parents while on waitlist and telephone / email support during programme
  • Payment of School Registration Fees- Prompt payment of school registration fees on the employee / client’s behalf to secure placements

Achieving the right fit from the school is vital as the school often becomes the community, which the family value and appreciate. This contributes to the settlement of the family.

Securing the right school is the first step in a successful relocation; the right home follows. Once these are achieved the probability of the Assignee viewing the assignment positively and focusing on their new role are greatly increased.

Repatriation/Departure Services

At TTA we take ownership of this close down process to ensure that all property aspects of the process are followed through to completion, reducing the stress for the Assignee enabling them to focus on their next destination and role.

Your Assignee’s repatriation assistance could include:

  • Written notification to the Landlord advising the termination of the Lease
  • Home visit to meet assignee and assessment of the overall condition of the property before the final checkout
  • Coordination of remedial works in anticipation of any dilapidations
  • Check list to assignee detailing their responsibilities in line with the tenancy
  • Professional cleaning quote and end of tenancy clean
  • Appointment of independent inventory clerk and coordination of the checkout
  • Utility and council tax services cancellation

Property Purchase Assistance

Area Orientation

Providing an accompanied tour of a number of locations provides a comprehensive insight into potential areas to live. Furthermore it can assist in selling the new location to a prospective candidate, or be used as part of a group move induction.

Prior to the orientation we aim to quickly establish a rapport with our clients managing expectation and providing support and guidance through the relocation process. We understand that there is a great deal to consider when moving to the UK as such clients will have access to the following:

  • Dedicated TTA Relocation Coordinator – providing personal support and guidance throughout the process.

  • TTA welcome pack- a detailed document full of information to assist with initial questions

  • TTA area guides- quick look guides specific to a wide range of areas to assist with making choices on areas.

The area orientation tour considers everything your relocating Assignee will need to know for living and working in their new location for example transport and journey times to schools and office, local amenities, local attractions. It is fully bespoke and will include a relevant and interesting itinerary for the individual and family.

If required the orientation programme can include drive by visits to schools and nurseries and leisure facilities.

During the tour TTA will arrange for visits to sample properties within the chosen budget (or a range of budgets if required) to illustrate the types of accommodation available in each area.

This enables the Assignee to make a more informed decision regarding their preferred location and to answer the question… Can I imagine myself living here? This will often ensure that the home search is more focused and productive as the client is clear where they want to search.

Temporary Housing

Screen Shot 2016-08-18 at 17.12.49Whether it is a short-term relocation or a long-term assignment, temporary housing is typically used to accommodate the relocating Assignee and any accompanying family prior to permanent housing becoming available or as they depart from the UK. Typically it provides a more comfortable spacious environment for stays of more than one night. It can also be more cost effective than multiple nights in a hotel especially for families.

TTA Relocation offers a range of temporary housing options via a network of providers to suit any short term living requirement. Our relocation professionals help by advising on the most suitable fit for purpose temporary housing option based on particular circumstances.

Our aim is to provide the best balance of cost effective and flexible temporary housing.

Short Term Accommodation Service Specifications – the service can include: 

  • Conduct a needs assessment with the Assignee to determine specific needs and manage expectations.
  • Conduct research and liaise with suppliers to gain costs and availability and provide options back to the Client. If required send overview of options to the Assignee to make the final choice.
  • TTA will then book the accommodation on behalf of the client and make necessary payments. Check in arrangements to be sent to Assignee with local area guide and list of useful numbers.
  • Telephone contact with the Assignee when they arrive.

Removal and Shipping Logistics

Working with our trusted panel of shipping and removal providers TTA will provide a variety of cost options for the Company and or Assignee to chose from for the movement of their home ware and or personal belongings. Our dedicated relocation team will arrange and oversee the removal/shipping process from start to finish to ensure that belongings move from A to B in a safe and cost effective manner.

Pet Transportation

Furniture solutions – Short and Long term

Our relocation team will work with you to agree on your requirements both in terms of budget and furniture options. The high quality furniture packages can provide home from home solutions where required. Ad hoc provision of emergency items of furniture can also be provided.

Settling-in Services and Spousal Assistance

Tenancy and Assignee Management Service

It also provides a low cost accounting service managing the payment of accounts normally paid by the company on behalf of the Assignee.

It is designed to reduce the administrative demands and burden of managing multiple tenancies. For the relocating client and the HR department dealing with tradesman, supplier and Landlords can be time consuming, frustrating and an unwelcome distraction. The TTA team are able to deal with all property management issues and will provide full support through the tenancy as follows:

Property Tenancy Management

Furthermore TTA track property safety documentation to ensure that Landlords/Agents renew these as required on an annual basis i.e. Gas certificates. TTA endeavour to ensure that Landlords fulfil their obligations in respect of the tenancy.

TTA will ensure that the Client is kept up to date at all times with any substantial property issues which may impact the Assignee and work together to provide solutions to issues.

Expense Management

Providing weekly and monthly analysis of bills paid and reporting for tax purposes. This ensures that you maintain control of your tenancy Assignee costs at all times.

Lease Renewals

TTA will then proceed to action the renewal documentation and circulate to relevant parties prior to final execution. TTA will also conduct a property inspection as part of this service to review the condition of the property for the client and to feedback to the Landlord/Agent any special requests as part of the renewal.
